Franschhoek Property
‘French-Corner’ so named because the French Huguenots
settled in this valley, protected on 3 sides by soaring mountains,
in 1688. The Gourmet Capital of South Africa is situated on
the R45 about an hour away from Cape Town. It is a charming
village with the main activities concentrating on wine production,
tourism and restaurants.

Most of the area is taken up by wine lands. However residential
development is taking place at a phenomenal rate. As you approach
from the Northern side, just outside Franschhoek the first
settlement you come across is mainly for the local farm workers,
but as you enter the town you will notice many security estate
developments.
A property in a security estate can set you back between ZAR
2 million and ZAR 6 million. These are all upmarket with quality
finishes and most modern conveniences you can think of.
There are smaller houses in the town starting from around
ZAR 1.9 million, these are typically 2 bed, 1 bath on smaller
grounds.
There are also a large number of agricultural or commercial
properties around ranging from ZAR 8 million – ZAR 45
million. These typically are wine or crop producing or have
been converted to B&B type establishments.
There are a few private plots available at a starting price
of ZAR 1.1 million for 900m²
Paarl Property
Situated on the banks of the Berg River, this beautiful town
is surrounded by fruit-orchards, vineyards and separated by
neighbouring regions by spectacular mountain passes.

Housing
Being a farming area with vineyards, olive trees, buchu plants
and fruit orchards, there are farms in the area for sale.
These can range from ZAR 7 million – ZAR 25 million.
Small holdings and guest farms are available between ZAR 4
million - ZAR 12 million. There are Manor houses just outside
the centre of the town from ZAR 6 million for 7/8 bedrooms,
5/8 bathrooms and many reception or living areas.
The Boschenmeer golfing estate offers upmarket housing with
modern finishes for ZAR 2 million – ZAR 6.5 million
(the accommodation varies from 4 – 6 bedrooms, with
2 – 4 living areas) Land in the estate starts at around
ZAR 850 000
The Pearl Valley golf estate also offers upmarket housing
with properties between ZAR 4 million – ZAR 9 million.
There are B&B/Guesthouse available, from 3 suites to 10
suites from ZAR 2 million – ZAR 7 million closer to
the Paarl town.
Many duplex and cluster houses are being built and range from
ZAR 600 000 – ZAR 800 000 for a smaller lock up and
go to ZAR 2.5 million for a larger 3-4 bed, 2 bath.
The older houses in Paarl start at ZAR 870 000 for a little
‘fixer-upper’ and can go to ZAR 2 million for
a 3 bed, 2 bath. There are also quite a few apartments available
at the lower price bracket of ZAR 420 000 for a 1 bed 1 bath

If you want to invest in a small wine estate with its own
cellar and manor house, you can do so if you have ZAR 137
million!!! There are however, small holdings and smaller estates
available at ZAR 5.1 - ZAR 15.5 million on the outskirts of
Stellenbosch centre.
Country Hotels and B&B’s are available from ZAR
3.7 to ZAR 13.1 million depending on the number of rooms offered.
There are numerous upmarket security estates ranging in price,
design and accommodation in and around working wine estates
from as little as ZAR 1.5 to ZAR 4.5 million. If you do not
want to live in a security estate but would like to be in
the winelands then a 4 bed, 3 bath with views of mountains
and vineyards will cost in the region of ZAR 4.3 million.
Closer to the centre of Stellenbosch are many townhouses starting
at ZAR 1.3 (2 bed, 2 bath) – ZAR 2.5 million (3 bed,
2 bath) and an apartment (aimed more at students and first
time buyers) will be found to cost ZAR 1.1 (2 bed, 1 bath)
– ZAR 1.9 million (2 bed, 2 Bath) There is a lot of
newly built flats/apartments, 1 bed, 1 bath and larger on
offer at ZAR 460 000 upwards.
Small 2 bed, 1 bath free standing houses are priced at around
ZAR 1.6 million and go to about ZAR 2.2 million for a 4 bed
1 bath.
There are many historic buildings in the centre of Stellenbosch
around the Dorp Street area ranging in price from ZAR 4 –
ZAR 8.2 million.

is still a vast amount of vacant land for development –
which is happening very quickly. There are security villages
and townhouses in town ranging from ZAR 1.2 – ZAR 2.6
million. There are many free-standing houses or cottages,
starting smaller (2 bed 1 bath) from ZAR 500 000 (needing
a bit of renovations) reaching ZAR 4.5 million for something
a bigger and more modern or recently renovated. Plots can
be found ranging from ZAR 399 000 to the ZAR 950 000 mark.
On the outskirts of town are small holdings and farms ranging
from ZAR 2.6 to ZAR 17 million, with income producing crops.
There are large pieces of vacant land for ZAR 3 million –ZAR
18 million.
